January showed a slight dip in the number of homes sold locally compared to recent months, but sales were up significantly compared to the first months of the last couple of years.

The 147 units sold was up from 126 a year ago and from 110 in 2019. The average sale price was $201,995 for January 2022, compared to $173,486 and $156,445 in the two prior years.

“Where January is typically a slower month for home sales, that isn’t the case this year,” said Michelle Wiesman, President of GO REALTORS. “The days on the market are still low at  67 and the average sales price is up 16% over January 2021. The market hasn’t shown the  typical ‘cooling -off’ period we normally see in the winter months. It looks to be another strong  year for home sales.”

There were 162 sales pending in January and 141 active listings. The average price of listings was $205,003.

Current active listings can be found at owensboromls.com.
