Boswell developing homes near Yellow Creek; also working on commercial project near East Industrial Park

Local developer Gary Boswell plans to break ground on land outside of Yellow Creek Park to provide 37 homes for middle-income families, with plans to have a lower price point than much of what is on the market right now.

The lots are expected to be a quarter-acre in size and the average cost will be around $150,000 to $200,000. They are located just to the south of Yellow Creek Park grounds.

Boswell said that homes of in that price range are running low on the market, and he hopes to add more options locally with the roughly three dozens homes that will be added.

A contractor has been contacted and groundwork is expected to start soon. Groundbreaking is planned for April 2022 pending the winter weather.

Boswell noted the cost of building materials is at an “all-time high right now,” so he hopes by spring the building costs will be less expensive.

Along with the land near Yellow Creek, Boswell is also developing land off East Industrial Park. That land will house commercial buildings that are expected to be built next spring as well. 

For that project, Boswell has roughly 150 acres of land and plans are being submitted as they enter the initial phases of development. The challenge there is trying to build commercial buildings on the floodplain due to connection issues.
