Home prices rise again; inventory starting to grow

The average price of homes sold in Owensboro in July was $214,315 — the second-highest it’s been since at least 2018 according to the Greater Owensboro REALTOR Association. That’s about $17,000 more than the average price in June 2021, and almost $36,000 more than it was in July 2020.

Though the average price rebounded in July after taking a dip the month prior, the number of homes sold dropped for the first time in five months. The 160 homes sold was still strong, but June 2021 was the best month in terms of units sold since at least 2018.

The average days on the market dropped again to 53 days, compared to 57 in June 2021 and 71 in July 2020.

“Local housing market data in July showed  continued growth in home values, which is good news for all homeowners,” said Jason Bellamy, president of GO REALTORS.

The current inventory of homes is growing slightly, with 173 active  listings — the most of any month so far this year.

“Although the market continues to be  seller-friendly, we are starting to see improvements in available listings,” said Michelle Wiesman, GO REALTORS president-elect. “Inventory continues to  be a challenge as we have more buyers than available houses. If you are thinking of  

selling, homes have never been valued more than in our market right now.”
